Maintenance Technician

Maintenance Technician - Trilogy at Redmond Ridge (Redmond, WA)

We are seeking a full-time Maintenance Technician to work with our team to maintain our beautiful community. We’re offering competitive wages and benefits for full-time employees. Overall maintenance experience is necessary.

The pay range is between $26.00 and $30.00, depending on experience.

Qualifications:

  • 1-2 years building, and grounds maintenance experience
  • Have a valid drivers license
  • Experience in a residential condominium community preferred, but not required
  • Ability to lift 50lbs or more
  • Flexible scheduling, weekdays/weekends, holidays etc., and response to emergency calls

Skills and Knowledge:

  • General knowledge of landscaping, construction, plumbing and electrical
  • General knowledge of power tools
  • Ability to multi-task and manage priorities in an efficient and accurate manner.
  • Ability to assess problems and determine an appropriate solution.

Job Duties include but are not limited to:

  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, pet pad, and pool areas, and performing general cleaning as needed.
  • Generate work orders for all maintenance items.
  • Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Supports cost-cutting by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • May assist periodically in inspecting work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
  • Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Perform basic mechanical, electrical and grounds maintenance. This will include changing out lighting fixtures and bulbs as needed.
  • Perform minor drywall repairs, touch up painting, and minor irrigation repairs.
  • Assists in inspecting machinery, equipment, buildings and systems, including heating, ventilation and air conditioning.
  • Ability to perform basic HVAC services such as cleaning coils and changing filters.
  • Complete preventative maintenance on all equipment and document accordingly.
  • Performs other related duties as assigned.
