The Vice President, Business Development is responsible for leading the company’s strategic growth initiatives and driving new business opportunities within the homeowners' association (HOA) management sector. This role oversees the development and execution of sales strategies, cultivates relationships with key stakeholders, and ensures alignment with organizational goals. The position requires a high level of collaboration with internal departments and external partners to expand market presence and achieve revenue targets. RESPONSIBILITIES
- Lead Generation & Strategy: Partner with Marketing to conceptualize and execute lead generation strategies. Build and manage a high-performing sales pipeline to exceed new business targets.
- Relationship Development: Establish and nurture trusted relationships with HOA boards and community leaders, understanding their unique needs to deliver tailored service solutions. Leverage deep industry insight to understand prospect needs and deliver customized, strategic solutions that position CCMC as a trusted partner.
- Client Engagement: Lead professional and compelling presentations that effectively communicate our value proposition and differentiate us from competitors.
- Contract Negotiation & Closing: Direct the negotiation and closing of complex contracts, ensuring alignment with corporate objectives and long-term client satisfaction.
- Market Intelligence & Opportunity Identification: Continuously monitor industry trends, competitive dynamics, and emerging market opportunities to inform strategic planning and maintain a forward-looking business development approach.
- Collaboration & Leadership: Partner with leadership and departments across Marketing, Community Operations, and Resident Experience to ensure alignment with strategic goals and execution of sales initiatives.
REQUIREMENTS
Qualifications:
- Experience: Minimum of 10+ years of sales experience, preferably in real estate or community management. Track record of high performance in new business development.
- Education: A bachelor’s degree in business, Marketing, or a related field is preferred.
- Travel: Must be willing to travel weekly as needed for on-site meetings at corporate, communities, Board meetings, sales presentations, etc.
- Must pass a pre-employment drug screen, background check, motor vehicle check, and credit check.

If driving is, or becomes, a requirement of the role, it is required, at all times, that you hold a valid state driver’s license for the class of vehicle you are driving, maintain a clean motor vehicle report, and hold current automobile insurance at statutory limits. You must notify Human Resources immediately regarding any change to your motor vehicle standing. CCMC may periodically review motor vehicle reports to ensure compliance with these requirements.
The physical requirements can vary, but generally, they may include:
- Lifting and Carrying: Occasionally required to lift and transport materials (e.g., presentation equipment, marketing collateral) weighing up to 25 pounds.
- Mobility: Must be able to move freely within office environments, travel through airports, and conduct on-site community or property walk-throughs in various weather conditions. Ability to navigate stairs, walk moderate distances, and access various types of properties is required.
- Working Conditions: This role involves a combination of office-based work, virtual meetings, and frequent travel to client sites, board meetings, and industry events. Work hours may occasionally include evenings and weekends.
- Personal Protective Gear: Not generally required. However, the use of personal protective gear (e.g., hard hats, safety vests) may be necessary during visits to construction sites or active maintenance zones.
- Extended Sitting or Standing: Must be able to sit for long durations during travel, meetings, or computer work, and stand for extended periods while presenting at events or engaging with clients onsite.
- Manual Dexterity: Frequent use of hands and fingers for typing, mobile device use, and handling presentation materials. Proficiency with laptops, smartphones, and other digital tools is essential.
- Driving: Ability to operate vehicles to perform certain job functions. (Please note: We will request and review an MVR at the time of hire and on a periodic basis thereafter to ensure that employees maintain a satisfactory driving status.)
